We pride ourselves on operating lean. When a deal comes across our desk, we can size it up and get to a ‘yes’ or ‘no’ very quickly. Our constant contact and alignment with our capital relationships gives us the confidence that when we get to a ‘yes’, they generally will too. Sellers want to deal with high-integrity buyers. Having everyone aligned from the start makes it easy to maintain that integrity from our initial offer through closing.

ONE-OFF ASSET AGGREGATION
PHP acquires and manages one-off light industrial properties ranging from $3M - $20M. This size presents us an opportunity to scale an institutional quality portfolio of assets without having to broadly compete on the open market. We’re on the hunt for more throughout major logistics markets in Texas and the greater Southwest.
LONG-TERM VALUE HARVESTING
Concurrent to our Aggregation Strategy, we’re pursuing opportunities that have longer-term, core plus return profiles. The physical criteria of the assets remain relatively the same, but we’re targeting larger deal sizes ($20M+). We’re big believers in the long-term growth prospects of the light industrial space and are aligned with capital groups and the users that share our belief.
